Planning Permission:

Most new buildings, alterations to existing buildings or change of use require planning consent from your local authority. This is commonly known as planning permission. Planning laws exist for reasons to protect the environment and to ensure know one can build in a way which would have an adverse affect on anyone else. For example, would you appreciate your neighbour building a 10m two storey extension to the rear of their house, with a window overlooking your garden? No, of course not.

Our prices for a typical house extension typically start from £1,100 dependant upon the complexity and time required to design and prepare drawings. Other fees payable include a planning application fee for a householder extension which is currently £172 and is made payable directly to the Local Authority.

 

Building Regulations:

The building regulations apply to almost all building work and therefore it is important that you ensure that the work meets the requirements. The local authority or an improved inspector are responsible for the checking that the building regulation standards have been met. Building regulation application fees vary deepening upon the size or value of an extension, but typically start from £200. Further information is available here.
